What's the difference between replacement cost and actual cash value?

Replacement cost pays to replace damaged property with new equivalent items. Actual cash value subtracts depreciation, so a 10-year-old roof or sofa pays out at its used value. Many policies quietly apply actual cash value to roofs and contents, which can cut a payout in half.

Does homeowners insurance cover flooding?
